http://i131.photobucket.com/albums/p291/TNT-45/LakesoftheNorth.jpg Lakes of the North starts off Mancelona road and ends at C-42 East of Alba.
Its 400 yards from the main Clubhouse. You can google it? I am not aware of a web page for the complex. The main #4 trail runs right through it. If you know that trail its a ORV and snowmobile trail. Some nice hills for Michigan. I dont have GPS for it.

Taxes I'm sure are low but what about the association, management dues/assesments?

You can not camp or tent on any parcel up there You have to use the campers village. The association dues must be cheap my Dad has been aying them for 30 years and we have been up there a total of 5 times.

I want to say they are about $95.00 for the year. My family has had a lot up there for about 30 yrs.
As far as camping goes campers village is great. It is nothing like a state park (campground). Its Mostly families, retires, and seniors with some rather nice accommodations (5th wheels). I swear after 9 pm you can hear a mouse fart across the campgrounds. My wife, daughter and myself try to get up there a couple times a year camping.
The lakes and lake houses are great, never busy. We usually go to pencil lake and most of the time we are the only ones there.

Have you ever caught anything in those lakes?

I myself am not much of a fisherman. We usually just fish pencil lake for perch and bluegill for the sake of our 4 year old daughter. I have seen bass and pike in there though. Someone a couple years ago was saying that the DNR also released trout in there as well.
We seen a bunch of bass in a little cove off Lake Harold last August but we were just walking the dogs at the time.
And there are no gasoline engines allowed on either lake.

Taxes and dues are under $300 per year. Campers village is around $20 to $25 per month for hook ups.

Just a nice quiet camground. I dont believe they have sewer but maybe a honey wagon. I had a nice fire going a few years back and woke up in the morning sleping right next to it. I swear it was the best nights sleep I have ever gotten.

I'm not familiar at all with Lakes of the North so forgive me if these are dumb questions.
How built up is it? Are there any utilities? Any neighbors near you who have built?

It is built up but in the country. Houses are not right next to each other. Ecletric is available. Water is by well and gas is propane. There is one neighbor the other lot is vacant.

So I am reading all the threads.. and wondering.. now if you buy a lot and it is 1/2 acre and it is your lot and you own it and you can build on it if you want to build on it .... but you cant pitch a tent on it? Now I live in the city of Muskegon on a small city lot and I can pitch a tent in my back yard without an issue.... so if you buy this lot and you dont want to build on it ... can you park your car on it? Exactly what are you getting for your $1500??? :hydrogen:

For the money you get land. You can not camp on it. 800 SQF is the min. build. Owning the lot gives you access to campers village where you can stay in a tent, RV or motor home. There is a club house with showers, golf course, airport, restaurant, stables, clubhouse with pool and sauna. So you get that also. Trails and hunting and fishing are within walking distance.
Its pretty simple you get a real piece of buildable land in a great area.

Up north around here, rednecks purchase 1/2 acre lots and then park an RV on it and live out of it, all year long. Many communities like where this property is, have laws against this so it keep the property value up and a nice place to build a retirement home, and not become a redneck wasteland.

Ok so if I understand this ... you buy a 1/2 acre so you can get a key to the rest of the place... and if the day comes where you want to build then you have that land to do so...
I can understand that trailerpark in the middle of nowhere your talking about... have seen a bunch of them.... So this property and surrounding is more like an upnorth subdivision where a bunch of people own land and get to use the community facilities... thats cool... sorry for all the questions but I was just trying to understand how this one works...:multi:

Seriously, though, I own a lot in LotN. If I had the cash, I'd buy TNT.45's lot and have two. Probably a heckuva lot better place to put my cash than a bank paying 1% interest when inflation is 6%.

I love LOTN.I basically grew up on that course... My family had a season pass for the course about 6 years in a row... Used to pack in 72 holes a weekend. Some great staff up there too. I played in a lot of Pro-ams with the pros up there and they got me started in a lot of the Junior Tours in the Midwest. Good times. I still like going one, one of my favorite "hidden gem" golf courses in northern MI.... and only about 5 miles from the headwaters of the Manistee River, great fly fishing!
